Homeowners ask us all the time what is actually in the free inspection. It is a fair question. "Free" can mean a quick look from the driveway and a sales pitch. Here is what ours is.
1. We get on the roof and walk every slope
Not a look from the ground. We get up there and walk it. We check every place water can get in.
- Shingles or tile that are cracked, lifted, slipped or missing
- Flashing around walls, chimneys and skylights
- Vents and pipe boots, the rubber collars around pipes that crack in the sun
- Valleys, where two slopes meet and the most water runs
- Soft spots underfoot that can mean wet decking
2. We photograph all of it
Cracked boots, lifted shingles, rusted flashing. Anything we would want to see if it were our own house. We photograph the good spots too, so you know what is fine.
Photos matter because you cannot see most of your roof from the yard. They also matter if there is storm damage, because your insurance company will want to see it.
3. We show you what we found
We come down and walk you through the photos. Your roof, your photos, no guessing.

What happens after
- If something needs fixing, you get a quote on the spot, with your options.
- If the roof is fine, we tell you it is fine, and we leave.
- If it is storm damage, we document it and can help with your insurance claim.
There is no obligation, and no pressure to decide that day.
When it makes sense to book one
- After a monsoon storm
- You see a stain on the ceiling or a drip when it rains
- Your roof is getting older and you do not know how much life it has left
- You just want to know it is fine
